Our Drawing Process

Eric & Eric Drawing Services provide comprehensive and detailed home plans, CAD drawings and 3D renderings that will meet all of your building and remodeling needs. Our drawing process begins with an on-site visit and consultation to determine your construction needs prior to drawing development.

Our plans are developed utilizing a 3-phase process:


Conceptual Layout


In the first phase we offer a multitude of suggestions regarding interior layout, exterior elevations and overall aesthetics to meet your needs. We will develop interior layouts with regard to space planning through sketched or CAD modeling depending on which package is selected by the client.


Preliminary Drawings


The second phase consists of a foundation plan, individual floor plans, elevations and pre-construction notes. This set of drawings is typically used to achieve accurate pricing for the project as well as a final client review before proceeding with the final construction documents.


Construction Documents


The final construction documents contain all final floor plans, elevations, cross-sections, details, framing plans and any additional information pertaining to a set of working drawings. A list of project engineers for final plan approval can be furnished by Eric & Eric and is contracted separately.


Square Foot (sf) Area of a Project Defined

Typically any area that has a roof is considered square foot space. This includes:

 

  • All living areas (Kitchens, Bedrooms, Baths, Living Rooms, etc.)
  • Garages
  • Covered Porches & Balconies
  • Finished basements are 50% of the total main living area sf price for the combined phase work. 
  • Full basements are 25% of total main living area sf price for the combined phase work. 
  • Storage Areas

Not considered within the square foot envelope:

  • Decks
  • Patios
  • Unfinished Attics
